Home sales, prices fell in first half of the year

Home prices and sales dipped in the Charlotte area during the first six months of 2011, after a bit of a rebound during the same period last year.

In Mecklenburg County, the average price of a single-family home sold through Carolina Multiple Listing Services was $232,887. That's down less than 0.5 percent from the first half of 2010. The number of sales in Mecklenburg fell by almost 9 percent during that period, though, to 4,107.

Prices also fell in popular suburban counties around Mecklenburg.

In Cabarrus County, the average price was $172,769, down 1.5 percent from the same period last year. In Iredell, the average single-family home sold for $231,182, down 7 percent.

In Union County, once the fastest growing county in North Carolina, the average sale price dipped 3.5 percent to $255,408.

The MLS operated by the Charlotte Regional Realtor Association officially serves Mecklenburg and nine other counties: Alexander, Anson, Cabarrus, Gaston, Iredell, Lincoln, Montgomery, Stanly and Union.

Charlotte suburbs spill into counties adjacent to Mecklenburg, especially Cabarrus, Iredell and Union.

Find regional sales data and much more online at www.carolinahome.com, the Realtors' website. The site now offers information about sales, median neighborhood value and appreciation, even rentals and vacancies by neighborhood.
