Home sales and prices in the Charlotte area rose during the first half of 2012, reflecting how the housing market is slowly improving but remains vulnerable and at depressed levels.
About 11,000 single-family homes were sold during the first six months, according to the Carolina Multiple Listing Services, up from about 9,600 during the same time last year. The average sales price rose to $215,080 from $206,866.More homes sold as buyers returned to the market and sellers became more realistic about what their home could sell for. Foreclosures and short sales, however, continued to weigh on prices. Short sales occur when a home sells for less than its mortgage. There is also an unknown amount of what experts call shadow inventory, distressed homes that aren’t officially on the market, that could dampen a recovery.In Mecklenburg County, the average price of a single-family home sold for $236,140, up from $229,576 from the first half of 2011. About 4,600 sales closed, up from 4,125 a year earlier.Prices and sales also rose in neighboring counties. In Union County, once the state’s fastest-growing counties, there were about 1,200 closings, which sold for an average $254,006, up from about 1,050 closings with an average sales price of $250,464 in 2011.In Cabarrus County, the average sales price rose to $181,464 from $173,151.
