Mecklenburg County home sales rose faster than prices as the housing market gained momentum during the first half of 2013. Sales were up almost 35 percent – 40 percent in June – while the average sale price rose 10.6 percent.

During the first six months of the year, 6,195 single-family homes sold in Mecklenburg through the regional MLS. That compares to about 4,600 for the same period a year earlier.

The surge came even as area real-estate pros pointed out the lack of inventory. They didn't have enough homes to sell. A six-month supply of homes is considered balanced between buyers and sellers but, at midyear, some Mecklenburg MLS listing areas had less than half that.

The average price of single-family homes sold in Mecklenburg through Carolina Multiple Listing Services during the first half the year was $261,167.

Some suburban counties saw sales rise even as prices dipped a bit.

In Union County, 1,646 single-family homes closed for an average price of $251,317. Sales in Union rose by nearly 4 percent, even as prices dipped by 1 percent. In Cabarrus, sales rose by 36 percent – to 1,199 homes – while the average price fell 2 percent to $177,235.
