Providence Country Club residents will have an opportunity to meet with developers about a proposed $200 million mixed-use project during a community meeting on Nov. 12.
And the greater community will have a chance to weigh in on the project during a Dec. 16 public hearing.
Charlotte-based Crosland Southeast and Childress Klein Properties want to develop about 89 acres of wooded area at Ardrey Kell and Providence roads, across from Rea Village Shopping Center about a half mile south of Interstate 485.
As many as 180 single-family homes and townhouses, and 375 upscale apartments are planned.
An upscale grocery store would anchor as much as 250,000 square feet of retail space. Another 90,000 square feet is planned as restaurant and shop space.
Two office buildings, as tall as six stories each, are planned, as are two medical office buildings totaling 60,000 square feet. Parking decks are planned, too.
No potential tenants have been announced, but developers said a pediatric clinic might be among them.
The property is referred to by the developers as Matthews Family Farm. It is located in Charlotte’s extraterritorial jurisdiction, just outside city limits.
To move forward with the project, developers must be approved for a rezoning from city council.
The hearing for that rezoning was originally set for October, although that date has been moved to December. A final city council vote isn’t likely until next year, the developers said.
The developers’ plans also include extending Ardrey Kell Road into the project. They also want to add parallel parking, medians and a traffic circle. Developers want to add a traffic signal at Golf Links Drive and Providence Road.
“Apparently there’s a lot of frustration among residents about not being able to turn left out of Rea Village or having to go all the way up to the light and make a U-turn,” said Julianne McCollum, a spokeswoman for the development team. “There’s been strong support for that light.”
The developers have pledged to pay for the infrastructure changes, which they said will make the area more pedestrian-friendly.
Since announcing the project in August, the developers have been working on securing partners for the single-family and multifamily portions of the project, said McCollum
The group has also been gathering feedback from the community through meetings such as the one planned at Providence Country Club on Nov. 12.
“The feedback so far has been fantastic,” said McCollum. “The neighbors we’ve met with have really loved the walkability and the balance of it. They realize it could be one huge shopping center or huge tract of homes but it’s got a little bit of everything. It has something for everyone.”
David Mardjonov, president of the Providence Country Club homeowners association, said he’s pleased that the project will include a mix of uses.
“It’s unique in that it’s more encompassing and well-rounded,” he said. “I think if the developers are able to execute on their vision, it could be a very nice amenity, especially for those living south of 485.”
He added that the development would probably set the tone for future projects on other undeveloped tracts of land. So it’s important residents voice their opinions during community meetings and the December public hearing, he said.
