North Tryon Street’s newest office building will bring a taste of something different to uptown office space, its developer said Thursday, with a less corporate design aimed at companies that want to attract young, creative workers.
Called 10 Tryon, the nine-story, mixed-use project will also include a ground-floor grocer – uptown’s third, and a sign of uptown’s emergence as more than a nine-to-five office district – and space for additional retail, such as a cafe. A terrace on the sixth floor will be accessible to the public and office tenants, and should feature a restaurant.
Developer and architect David Furman said he plans to break ground on the project sometime in the second quarter next year, with the project complete in 2018. The project is being developed by Furman’s Centro Cityworks and Brackett Flagship Properties. Furman said they have the 1.5 acre site along North Tryon Street, between Ninth and Tenth streets and owned by an affiliate of Grubb Properties, under contract.
“The idea of the design is to create a modest-scaled building for downtown,” said Furman. “It’s a funky design. It’s not corporate.”

The vast majority of the 32,000 square feet of ground-floor retail is allocated to the grocery store. Marketing materials from Cushman & Wakefield, which is marketing the office space, shows Publix in that space. Publix Super Markets has been expanding aggressively in Charlotte since entering the market several years ago. Publix and the developers this week wouldn’t confirm the supermarket will occupy the ground floor, but Publix said in a statement that it would “love to serve Uptown if the right opportunity becomes available.”
Furman said he’s focused on the grocery store and office building at Tenth and Tryon streets for now. A second phase of the project at Ninth and Tryon streets could include more office space, a hotel, residences or some combination of those.
Furman and Charles Campbell have been working on a project at the site for a decade. The latest incarnation is inspired by the success of 1616 Center, a five-story office building on Camden Road in South End with ground-floor retail envisioned by Furman and developed by Beacon Partners. The office space there is 100 percent leased. Furman said there’s increasing interest from companies in building more creative office space to draw younger workers.
“If you want to attract young talent, you need a cool office,” said Furman, whose past projects include the Trademark condominiums, a 28-story tower at Trade and Poplar streets, and the 17-story Courtside condominiums at Sixth and Caldwell streets.
The north end of Tryon Street is also starting to catch up with the southern stretch, which has been reshaped with new high-rises and museums in the past several years. On the other side of the block where 10 Tryon will be built, along Church Street, developers Novare Group and Grubb Properties are finishing up work on a pair of 24-story SkyHouse apartment towers. Those are expected to draw more than 1,000 new residents to the 672 new apartments.
The North Tryon Vision Plan from Center City Partners calls for breaking up large blocks into smaller areas with pedestrian walkways, active ground-floor uses for buildings, such as shops and restaurants and redeveloping government-owned sites such as the Hall Marshall Center at 700 N. Tryon Street. Furman said the 10 Tryon building will fit well into that planned urban fabric.
