A new office building with ground-floor retail is expected to break ground just west of uptown in the first quarter next year, with completion predicted in late 2016.
Charlotte-based CitiSculpt and partner Knox Group are building 1213 Morehead at the interchange of West Morehead Street and Interstate 77, in a fast-changing corridor that’s seeing rapid redevelopment.
CBRE Group is leading efforts to lease the space. The development includes 9,000 square feet of ground-floor retail space with 55,000 square feet of office space above. The building will have 14-foot ceilings, views of uptown and a parking deck for tenants.
“Low vacancy in the Morehead corridor makes the climate right for speculative office development,” said Charles Knox, of the Knox Group. The companies said they expect the space to lease quickly, with companies attracted by the area’s pedestrian friendliness and proximity to transit and amenities.

Morehead Street is undergoing a major transformation, from west of uptown to Dilworth.
Projects along the 2-mile corridor include: A new facility by Charlotte Pipe & Foundry at South Cedar Street, new apartments at South Church Street, a $20-million overhaul of the Dowd YMCA, a new, seven-story office building by Beacon Partners at 500 E. Morehead, two apartment buildings at Kenilworth and Morehead and a new apartment building adjacent to Little Sugar Creek.
