Crescent Communities is going to officially start work on its latest mixed-use development, Crescent NoDa, on Jan. 27, the company said Monday.
Adjacent to the 36th Street station on the Blue Line light rail extension, Crescent NoDa will include 344 studio, one- and two-bedroom apartments and 7,500 square feet of ground-level retail. Crescent has hired CBRE to market a one-acre parcel next door for commercial development, which could include up to 28,000 square feet of retail and buildings up to 80 feet in height.
Crescent had previously said it was seeking a boutique grocer and possible hotel for that parcel.
“The commercial parcel connects NoDa’s 36th Street Lynx station to popular North Davidson Street and is perfect in size and location for a wide range of commercial and retail opportunities,” said Michael Tubridy, senior development manager with Crescent Communities.

The Blue Line extension is set to open in 2017, and Crescent NoDa’s opening will be timed to coincide with the arrival of light rail. The development will include interior and exterior artwork and sculpture by local artists, and Crescent executives said they plan to bring food truck festivals, farmer’s markets and other events emphasizing local businesses and arts to the area.
The development also includes a parking deck, an extended light rail stop and an extension of 35th Street, which currently dead-ends at the site. The light rail station will be fully accessible to pedestrians on North Davidson Street.
“Crescent NoDa enhances the neighborhood’s distinct culture and vibe,” said Crescent Development Manager Katie Maloomian, in a statement. “From its active streetscape to its walkability from the light rail Station to N. Davidson, and flexible amenity areas to adaptive unit features, Crescent NoDa is a living experience at the gateway to the thriving NoDa Arts and Entertainment District.”
It’s the second major project Crescent has started this year at a prominent Charlotte site. Crescent broke ground last week on Crescent Stonewall Station, another light-rail connected apartments-and-retail development. On Stonewall Street in uptown, the company is building 450 apartments, a Whole Foods, two hotels and space for additional shops.
In NoDa, the development is being financed with equity directly from Crescent Communities and loans from Synovus Bank and Citizens Bank. The architect is Lord Aeck Sargent, with Land Design providing landscape architecture and interior design Vignette Interior.
The Crescent NoDa apartments will include amenities such as a dog wash, an outdoor terrace with skyline views, a fitness center, pool, grilling stations and fire pits. Exterior design elements such as corrugated metal and tumbled brick are meant to evoke NoDa’s “historic and eclectic homes and buildings,” Crescent said.
Several local businesses, including the Chop Shop music venue and a gym, were displaced by the new development, which will be built on the site of their buildings. But the NoDa Neighborhood and Business Association has come out strongly in favor of the project, which they said Crescent worked to solicit resident input in designing.
“They sought our ideas and encouraged honest and open feedback on the project. They clearly hope to create a design that incorporates the spirit of NoDa's current residents while fostering a welcoming environment for those who will move to the neighborhood,” said association vice president Matt Lemere.
