The CLT Logistics Center just south of Charlotte Douglas International Airport has been sold for $46.25 million, real estate brokers said Tuesday.
The property consists of a 583,021 square-foot business park, with warehouses and industrial space, and almost 15 acres of additional undeveloped land. It’s located along Yorkmont Road and International Airport Drive, south of one of the airport’s runways.
Meritex, a Minneapolis-based company, bought the property from Carlson Real Estate in a deal that closed last week.
CBRE’s Charlotte office represented the sellers, led by Patrick Gildea, Bryan Crutcher and Anne Johnson. The center’s anchor tenants include FedEx, DC74 Data Centers and Bimbo Bakeries.

“Well-located, Class-A industrial portfolios in the Charlotte market are in extremely high demand, particularly because they are rare,” said Gildea, in a statement. “We garnered interest from a wide variety of institutional and private capital sources from around the nation.”
Rents in Mecklenburg County’s southwest submarket for industrial property are up more than 11 percent year-over-year, CBRE said.
