Condos selling briskly across Charlotte

It's no surprise that more condos and townhouses are sold in Mecklenburg County than in surrounding counties. Mecklenburg is the most urban and most densely populated, by a lot. But you might be surprised by some details in recent sales figures.

For instance, which condo or townhouse complex saw the most sales in the first half of the year? (Hint: It's not in Uptown.)

Which of the busiest half-dozen had the highest average sale price? (Hint: It's an Uptown high-rise, but the average price wasn't sky high.)

Mecklenburg had 1,947 condo and townhouse sales through the regional MLS during the first six months of 2015, according to the helpful folks at Carolina Multiple Listing Services. The average sale price was $190,216.

That's almost three times as many sales as in all seven adjacent counties — combined.

Next closest was York County, S.C., with 288.

The busiest complex in Mecklenburg was Park South Station, with 41 sales at an average of $246,457.

The community is between Archdale Drive and Tyvola Road south of Uptown, not far from Park Road Park and the light rail. Pulte is building townhouses and single-family homes in the neighborhood.

It's followed by the Avenue Condos in Fourth Ward Uptown, where 26 units sold at an average price of $280,423. That was the highest average price among the busiest half-dozen complexes.

There were 25 sales during the first six months of 2015 in each of two complexes: Bella Sera Villas in Matthews and Steel Gardens in NoDa. There were 19 sales in two complexes: Copper Ridge, down below Ballantyne, and Villages at Back Creek in the University area.
