Kolter Homes, a Florida-based homebuilder, is planning a major retail and residential redevelopment off I-485 and Albemarle Road outside of Charlotte city limits, according to a rezoning petition filed with the city of Charlotte.
Kolter Acquisitions LLC is seeking permission to rezone 371 acres from residential and business uses to a mixed-use and neighborhood service designations.
Petition site plans show 371 acres worth of retail and residential use. The majority of the acreage would be devoted to up to 850 single-family homes with a minimum lot size of 3,800 square feet. Two other pieces of the property would have up to 180,000 square feet of retail and office space including a retirement or continuing care facility of up to 230 units.
Most of the land is currently vacant, but portions of the land include single-family homes and a restaurant.
