A south Charlotte site could soon be seeing more dense development, as a company seeks to build townhouses on Sardis Road.
The 2-acre site across from Strawberry Hill Drive is currently zoned for single family development. Richter Development is seeking to build up to 23 houses on the property, according to a rezoning plan filed recently with the city of Charlotte.
“I’ve been looking at it for a couple of years now,” said Dennis Richter, head of the company. He said the site’s location, near Providence and Fairview roads, makes it an attractive site for an infill development.

The site plan filed with the rezoning request shows three-story buildings with several units each arranged linearly along a new street off Sardis Road. Richter said the plan and exact product design aren’t finalized yet, and could evolve through the rezoning process.
Charlotte City Council will hold a public hearing and vote on the plan in the coming months.
This is the second such project Richter is looking at this year in Charlotte. In February, Richter won rezoning approval for a townhouse development on Woodlawn Road. Demolition and site work are underway there.
