Developer Trinity Capital Advisors is planning to start construction this month on a seventh office building at the Toringdon Office Park development near Ballantyne in south Charlotte.
The eight-story building will be the final office building at the property, between Johnston Road, North Community House Road and Interstate 485. Totaling just over 198,000 square feet, Trinity expects to complete the building in summer 2019.
“After five years of working on Toringdon, we’ve watched this submarket continue to grow at a record pace,” said Rhea Greene, a partner at Trinity. “The existing six buildings have consistently outperformed the market, and continued interest in the park unquestionably supports Toringdon 7’s development."
No tenants have been announced yet, but Greene said the building is receiving strong interest. The existing office buildings at Toringdon are 95 percent leased, with tenants that include Blue Cross Blue Shield, TIAA and Keller Williams.
Trinity acquired the Toringdon Office Park starting in 2012. Real estate records show the company has paid almost $63 million in multiple transactions for buildings and land there. Development has grown quickly in recent years around the office buildings at Toringdon, with a new 245-unit apartment building and a 120-room hotel.
The building was designed by Gensler, the general contractor is Brasfield & Gorrie, and D&A Wolverine is the civil engineer.
