Mixed-use plan in the works again on Fairview Road in SouthPark

A plan to bring retail, offices and residential development to a vacant plot of land appears to be moving again on Fairview Road in SouthPark.

Documents filed with the city of Charlotte last week show Reynolds Development & Management Group is looking at a 10.6-acre parcel between Piedmont Row Drive and Barclay Downs Drive, opposite Piedmont Town Center and SouthPark mall. The somewhat irregularly shaped site, vacant and partially used for parking, is set back from Fairview Road and adjacent to Ruth’s Chris Steak House and several office buildings.

Preliminary plans filed for “Liberty SouthPark” call for a “Mixed use development to include a Continuing Care Retirement Center, Residential development, Medical office and retail.” Engineering and architecture firm Benesch is working on the project, records show.

Reynolds Vice President Jamie Reynolds couldn’t be reached last week for more information on the project. The Atlanta-based company had previously partnered with Lincoln Harris for a project on the site. In 2010, the firms announced they were looking at a joint venture that could bring a mixed-use development. According to media reports at the time, Target was in the mix as a possible anchor for retail and apartments.

Reynolds bought the site in 2008 for $16.5 million, property records show. The company gave Lincoln Harris a right-of-first-offer for development, any ground lease or sale of the site, but property records show the companies terminated that agreement in September 2014.
