A developer is planning to build a 120-room hotel in South End, at the corner of South Tryon Street and West Kingston Avenue, next to the Park & Kingston apartments.

Divine South End LLC, a company affiliated with real estate investor Holt Parham, filed a request this week to rezone the 0.9-acre site. Collin Brown, an attorney with K&L Gates who is representing Divine South End, said the concept is for a limited-service hotel, rather than a full-service hotel with retail and a restaurant. The hotel could be up to 85 feet tall under the requested rezoning.

“The idea is people come to the hotel, put their bags down and go out and have fun,” said Brown.

The hotel is still in the planning stages, and the design team is looking at different options. The current plan for the roughly triangular site shows a terrace at the corner with the hotel behind it and the parking deck behind that, back from the corner and towards the apartments.

Charlotte City Council will hold a hearing on the rezoning request and decide on it in the coming months. The land is currently a mix of vacant and single-family houses.
