The Metrolina Baptist Association’s property on West Carson Boulevard is on the market, opening the possibility for more changes just south of uptown.
Whiteside Industrial Properties is the listing broker for the site, which totals about 0.77 acres. According to a sales flier, asking price for the site is $3.2 million. The 14,069-square-foot, three-story building is also being offered for lease, at $24 to $28 per square foot.
The land is zoned for urban mixed-use development, which means the site could be redeveloped into anything up to a high-rise with residences, offices, shops and restaurants.

The potential sale is the latest change for the area. On Monday, I reported that a Toronto-based developer has purchased four buildings on West Morehead at South Mint Street, adjacent to the Metrolina Baptist site, for $4.5 million. (Whiteside also represented the sellers in those transactions.)
David Laren said he plans to redevelop the single-story commercial buildings into a strip of bars and restaurants, with the possibility of one day building a high-rise on the site.
