The next step in a major increase for density on Park Road moved forward Monday, with Charlotte City Council voting to approve 360 new apartments on the site of Pfeiffer University’s campus.
Spartanburg-based Johnson Development Associates plans to redevelop the 5-acre college parcel into a six-story building. In addition to the 360 apartments, the building will have 17,000 square feet devoted to shops, cafes, other retail or offices.
The plan could increase traffic: City staff estimate that the number of daily vehicle trips will rise from 800 now to 3,900 under the proposed plan.
To help alleviate added congestion, Johnson Development has committed to putting $25,000 towards a new traffic signal at Mockingbird Lane and Park Road, as well as adding turn lanes on Mockingbird and more private streets to access the site. The developers will also add an eight-foot-wide sidewalk to Park Road along the site.

City Council approved the plan unanimously Monday evening. Pfeiffer is searching for new office space to relocate its Charlotte classrooms.
The proposal is the latest to add denser development to the Park Road corridor. In February, City Council approved a plan by Grubb Properties to build 450 new apartments at the site of its Park Road headquarters, adjacent to the Pfeiffer site.
Another plan to demolish the Melrose Place apartments near Park and Woodlawn roads and build a new, 265-unit apartment building on the site is pending, awaiting City Council approval.
Nearby, Spectrum Properties is building a new, 265-unit apartment building on Abbey Place near Park Road. And Pollack Shores is wrapping up construction on 5115 Park Place, a 273-unit apartment building near Park Road and Selwyn Avenue. Both replaced older buildings as well.
In all, 1,613 new apartments are planned or underway along the Park Road corridor between Woodlawn Road and Selwyn Avenue.
Townhouses west of uptown
Also Monday, a new townhouse development planned for Seversville won City Council approval. Charlotte-based Hopper Communities, which specializes in infill development, plans to build 85 townhouses at Duckworth Avenue and Wesley Heights Way. The company is also building townhouse developments in Wesley Heights and South End.
The 4.6-acre Seversville site was formerly occupied by a church topped with a large “Jesus Saves” sign, which has since been demolished. The site is currently vacant.
