When will that place finally open? A roundup of Charlotte’s latest wave of development

Charlotte can feel like one giant construction zone as this building boom rolls on, with major projects sprouting up seemingly overnight and a small forest of cranes looming of the city.

With all of the construction going on, it’s easy to lose track of projects and when they are supposed to actually be complete.

So, this week I pulled together some of the most prominent projects underway, along with their expected completion dates. This is just a slice of the many projects under development in Charlotte, which includes the biggest apartment boom in the city’s history, a slew of new office towers growing from uptown to Ballantyne, and thousands of new hotel rooms.


Of course, not every project that’s announced actually gets built. Sometimes, splashy announcements about a tower that’s planned are followed by a quiet withdrawal of those plans months later.

That’s what happened to two projects uptown that were announced with much fanfare but couldn’t get off the ground:

▪ 1Brevard: Uptown’s first planned condo tower since the real estate crash and recession, 1Brevard was supposed to total 31 stories and 174 units, with prices ranging from $400,000 to $7 million. But Boston-based developers Greg Rudolph of RTG Holdings and Robert Gunn of Gunn Financial canceled the project at Fourth and Brevard streets this week, citing difficulties with pre-selling enough units to kick off construction.


▪ 1000 South Tryon: This 14-story tower was planned at Tryon and Morehead streets. But developer Trinity Capital Advisors dropped those plans earlier this year after they weren’t able to find an anchor tenant for the project.

Coming in 2016

▪ The Gibson: Pollack Shores’ new 250-unit apartment building at Central and Louise avenues should be ready for its first tenants July 1.

▪ Embassy Suites uptown: BPR Properties is building a 250-room hotel on East Martin Luther King, Jr. Boulevard, across from the NASCAR Hall of Fame. The hotel is aiming to open in June.

▪ Mint Museum apartment tower: Childress Klein “topped out” this 43-story, 394-apartment building atop the Mint Museum on South Church Street earlier this month. The apartments are set to open this fall, with construction wrapping up as early as late November.

▪ Brigham building, Ballantyne Corporate Park: This 10-story office building should be complete in November, allowing development firm Bissell to put a large chunk of new Class A office space on the market before competitors.

▪ Whole Foods Waverly: The upscale grocer is set to open its newest Charlotte store at the Waverly development by Childress Klein and Crosland Southeast in late 2016. Waverly, located on Providence Road just south of Interstate 485, will also include 375 apartments by Terwilliger Pappas, set to open in December, single-family homes now for sale and additional retail and office space.


▪ 615 South College: Portman Holdings is building a 19-story office tower next to the Westin hotel uptown, atop a parking deck. The company expects to complete the building in the first quarter.

▪ Ascent apartment tower: Also opening in the first quarter will be the 33-story Ascent apartment tower at Third and Poplar streets uptown. Greystar said the first of 314 apartments and ground-floor retail will be complete then.


▪ 500 East Morehead: A third major project expected in the first quarter is the seven-story office building by Beacon Partners in Dilworth. Next to the Dowd Y, the building will also include a cafe, restaurant and rooftop deck.


▪ 300 South Tryon: Spectrum Properties is building this office tower at Third and Tryon streets, where the building’s core already soars over the sidewalk. The 25-story building should be complete in June.

▪ AvidXChange: The technology company is building a new, six-story headquarters building at the uptown Music Factory complex, which is set to open in April.

▪ Capitol Towers: Lincoln Harris is building a second 10-story office tower next to its recently opened building in SouthPark, at Congress Street and Carnegie Boulevard. The company plans to finish the new tower in the first quarter.

▪ Solis Southline: The South End apartment boom isn’t over yet: Terwilliger Pappas and J.P. Morgan Asset Management are building 300 apartments at South Boulevard and Remount Road. The building is set to open in October.

▪ Crescent NoDa: Crescent Communities is building 344 apartments and 7,500 square feet of retail space at 36th Street and the Lynx Blue Line light rail extension. The project is scheduled to open in the fourth quarter.


▪ Crescent Stonewall Station: Crews are moving dirt on the site next to the light rail station on Stonewall Street, where Crescent is developing a Whole Foods, 450 apartments and two hotels. Crescent expects to finish the project in spring 2018.


▪ The Colony redevelopment: Synco Properties plans to start construction work on a plan to replace the Colony apartments at Sharon and Colony roads with new apartments, shops and offices. The company plans to start construction in the first half of 2017 and open some of the retail in mid-2018.
