Hundreds of new apartments could be coming to NoDa, part of a much larger development
NoDa could soon see hundreds of new apartments on an industrial site near the light rail extension that’s set to open next year in the fast-growing neighborhood.
A new development called “Belle NoDa” is planned for a site on Craighead Road, near North Davidson Street, paperwork filed this week shows. The project could have a maximum of 400 units, and it’s connected to a rezoning request pending before City Council to change the 18.3-acre site from industrial uses to transit-oriented development.
Flywheel Group, headed by Tony Kuhn, has been targeting the area for a development called the Greenway District, a 43-acre series of tracts along the route of the Blue Line light rail extension. The mixed-use project would include shops, restaurants, offices, condos and apartments. The light rail running from uptown to UNC-Charlotte is planned to start running in summer 2017.
The apartments will have surface parking, and will likely have about 300 units, less than the total of 400 possible on the site.
The rezoning request is up for a vote Monday at Charlotte City Council’s regular meeting. Kuhn said if the rezoning is approved, he hopes to break ground by the end of the year.
“This is the first phase of the Greenway District,” said Kuhn. After Belle Noda, he said another multifamily project is the most likely next step for the area. “We’re hoping there’s going to be office and retail interest following behind that.”
The part of the Greenway District where Belle NoDa is planned would be called “The Village,” according to plans Flywheel Group has previously shared. In addition to being near the 36th Street light rail station, the site also abuts the planned Cross Charlotte Trail, to which it would be directly connected.
“The Village will create an entirely new neighborhood in NoDa along the Greenway with direct access to the 36th Street Station via a new Philemon Road Road Extension,” Flywheel Group’s website reads.
The planned development is the latest for the NoDa area, which is seeing another major influx along the light rail line. Mercury NoDa is now leasing, Crescent Communities is building a new apartment complex at the 36th Street light rail station and Eller Capital Partners is planning to build another across the street.
