As thousands of new homes come to Fort Mill Parkway, these new businesses could join them

As new homes loom off Fort Mill Parkway, so do new businesses.

The massive Elizabeth subdivision is under development. The town approved close to 2,000 homes in a 20-year build-out along the parkway between Catawba Ridge High School and a new intersection alignment where Spratt Street meets the parkway. Part of the subdivision plan includes commercial space.

On Tuesday night, the Fort Mill planning commission will hear plans from Vulcan Property Group for 12 acres of Lennar Carolinas-owned property at Fort Mill Parkway and Spratt. A commercial development there called The Vault includes two mini-warehouses, two retail or flex buildings and one office or storage building. The property will use the new intersection alignment under construction near the town wastewater plant.

Submitted plans show a new driveway proposed off the Fort Mill Parkway. Two retail or flex buildings, each at 9,000 square feet, would face the parkway. Behind them is an almost 14,000-square-foot office or storage building. Plans also show two more storage buildings and an office. Both would be two stories, between 24,000 and 26,000 square feet each.

A separate item and request in front of the planning commission Tuesday involves businesses along the town bypass. GSG Holdings applied to annex less than a quarter acre of land. The plan is for a new daycare facility.

The property is at the corner of Banks Road and Wolfpack Trail. The vacant property will add onto 1688 Banks Road, pending approval. The new daycare would go in not far from the Fort Mill Parkway entrance to Banks Trail Middle School.

The planning commission will make the decision on the Vulcan Property Group request. The commission will make a recommendation on the daycare site request, with town council given final say on annexation.
