Developer plans new apartments, restaurants and retail for Prosperity Village
More development is planned for the Prosperity Village community in northwest Charlotte. If approved, the proposed project will bring new commercial areas, apartments and townhouses by late 2021.
WSB Retail Partners, a developer based in Charleston, South Carolina, has filed a rezoning request for a 50-acre property at Prosperity Church and Johnston Oehler roads.
The site plans for the property call for up to 300 apartments and 72 townhouses, as well as 145,000 square feet of commercial space.
Daniel Senden, managing partner for WSB Retail Partners, said the commercial space will include a 70,000-square-foot fitness center, as well as banks, retail stores, sit-down restaurants and salons.
He said there are also plans to dedicate 2.5 acres of the property to a community park.
“We’ve been working closely along with those homeowners and the homeowner associations, the neighbors of the property, to understand their concerns, traffic, lighting, things like that,” he said.
One of the ways WSB Retail Partners is listening to community concerns is by building an extension of Prosperity Ridge Road to reduce traffic in the area, Senden said.
Wil Russell, president of the Prosperity Village Area Association, said community members are excited to see more commercial retail options, but less excited about more apartments.
The area has seen a lot of change in the past few years. Russell said the combination of being near an interstate, having lots of green space and being in a desirable area have driven lots of developers to the area in the past few years.
“We’ve seen a lot of growth for apartments within the active core of the area, and that has been disappointing to a lot of people,” he said. “They were expecting more of an urban feel as opposed to the large block apartments that you just see anywhere in any city in the United States. So we’ve been trying to work diligently with the developers and city planning council to make sure that we get a little bit of higher quality development than you get anywhere else in the city.”
Senden declined to comment on the names of any businesses that will be coming to the area. WSB Retail Partners has previously developed a Walmart Neighborhood Market in Fort Mill, S.C.
