One of Charlotte’s largest commercial real estate developers has had a busy few weeks, selling off several properties, including two century-old buildings for a combined $25 million.
Beacon Partners seems to be taking advantage of investors’ desires for industrial and office spaces in the Charlotte region. Since mid-August, the group has sold 12 buildings from uptown to South End and down in Pineville, generating sales of $517 million, according to Mecklenburg County Records.
The group’s latest sale was of the historic Boxer Building at 1000 W. Morehead St. in uptown. The building sold on Sept. 10 for $14.7 million to a company affiliated with Linden Thomas & Company, a Charlotte-based wealth management firm.
It’s unclear why Beacon seems to be on a selling spree. The group declined to comment on the sales. But with Charlotte’s population growth and strong attraction for corporate relocations and manufacturing jobs, now would be the time to sell.
Uptown and South End older building sales
Beacon purchased the Boxer Building in 2017 for over $7 million. The three-story building was built in 1927 and was originally a warehouse. Throughout the years the space was used by Union Storage and Warehouse, Ford Motor Company and the Karl Boxer Textile Machinery Company, according to Beacon.
The 40,000-square-foot space was converted to office use in 2000.
On Sept. 3, Beacon sold another 100-year-old property, the Fowler Building. A New York-based liability company named 1447 South Tryon purchased the site for $10 million.
The three-story Fowler Building was built in 1928 and is right across from the Bland Street light rail stop. Beacon purchased the building a decade ago for a little over $3.4 million.
Pineville and Steele Creek warehouses
On Sept. 4, Beacon also sold off a building it developed for Amazon for almost $102 million. It was a million-square-foot site at 12220 Carolina Logistics Drive in Pineville.
And in mid-August, the group sold nine buildings for almost $391 million.
Eight of the buildings were in the group’s Carolina Logistics Park in Pineville, a more than4-million-square-foot industrial park. Those sold on Aug. 15, according to county records. The most expensive warehouse, at 10230 Pineville Distribution St., sold for close to $78.8 million.
The ninth building is at 3945 Westinghouse Blvd. in Steele Creek. It sold for $46.5 million on Aug. 14. The Charlotte Business Journal first reported on the sales.
Beacon isn’t just selling property. On Wednesday, the group broke ground on a 150,515-square-foot warehouse in south Charlotte at 13021 General Drive. The warehouse should be completed in May 2026.
