Dilworth block to be transformed by over 400 apartments, a restaurant and hotel
A block in Dilworth is set to be transformed with a hotel, a restaurant and over 400 apartments.
A Land Development Construction Plan permit for 1901 South Blvd. was filed to the city of Charlotte in late January by developers Centrum Realty & Development and Sorelle Capital.
The plan is for a mixed-use project that includes 422 apartments, a more than 249,000-square-foot parking structure in the middle and a 153-room hotel, according to the development plans. The residential portion will face South Boulevard while the hotel entrance will be along Cleveland Avenue, according to preliminary renderings.
The project also includes 17,600 square feet of office space and an almost 3,600-square-foot restaurant on the ground floor.
Besides the specs of the development, it’s unclear when demolition or construction will begin, or how much the project will cost. Larry Powers, the managing partner at Centrum, said Thursday that developers aren’t quite ready to share details on the project.
But plans began in September when Centrum filed a rezoning request to build the hotel. That request was approved by Charlotte City Council on Jan. 20. The permit was filed on Jan. 26, the Charlotte Business Journal reported earlier.

The Chicago-based Centrum arrived in Charlotte in 2021 and has since made several land purchases for mixed-use developments.
In October 2021, Centrum purchased a portion of the Dilworth site for $12.3 million. It later purchased the last parcel for $4.5 million in December 2022.
Going back to October 2021, Centrum moved into South End purchasing a plot at 3022 Griffith St. for $9.6 million
And in July 2022, Centrum headed to Elizabeth, buying five parcels in the area of 1801 E. 7th Street for $8.5 million. That development will include 163 apartments and over 4,000 square feet of retail, according to development plans.
