A Fort Mill home listed at $4.5M is under contract. Will sale price set a record?

The most expensive home for sale in the Rock Hill region is under contract, which could lead to a record-breaking deal.

The property is listed on multiple online real estate sites at $4.5 million. It spent two weeks on the market before going under contract, according to those real estate sites.

The 4-bed, 6-bath home at 2269 New Gray Rock Road in Briar Farm is near Baxter. The more than 4,700-square-foot home on nearly 7 acres has a heated pool, wet bar, indoor and outdoor fireplaces, indoor and outdoor kitchens, a detached garage and large patio space.

The actual sales price won’t be made public until closing. But if it’s close to the sales price, the property would easily set records.

Most expensive Rock Hill region home sales

In December, an Asbury Lane home in Indian Land sold for nearly $3.9 million. That’s the highest amount on record for a home sale across the three-county Rock Hill region, according to online land records.

But that sale wasn’t a traditional luxury home deal.

The 972-square-foot home built in 1951 sat on more than 50 acres. The buyer wasn’t a homeowner, but residential investment company Hearthstone, which builds new home and townhome subdivisions.

The most expensive typical home sale happened in July 2023. A River Oaks Road home in Lake Wylie, a waterfront lot situated on the lake’s main channel, sold for nearly $3.7 million.

The most expensive sale in the Fort Mill area came in September 2024. A Bessbrook Road home between Tega Cay and the North Carolina line, on Lake Wylie, sold for more than $3.4 million.

Since the start of 2023, eight home sales in the region have hit or topped $3 million. Four have been in Lake Wylie, two in Fort Mill and one each in Tega Cay and Indian Land.

Record-setting Fort Mill home sale

The home under contract in Fort Mill is the fourth and final one in Briar Farm. It was built by Charlotte-based real estate developer and builder New Old in 2020 as a family home for the company owners. Additions followed.

The home was even featured three years ago in Southern Living magazine.

Homes across the region have been trending upward in sales price for several years. More than 260 homes sold for $1 million or more across the three counties last year, up 44% from a then-record 2024. Million-dollar home sales doubled from 2023 to last year.

The 20 sales last year at $2 million or more was up 25% in a year, and 150% in two years. The four $3 million or more sales last year were as many as the two prior years had combined.

The median sales price for a Fort Mill home last month, and through the first quarter of the year, was $485,000 according to Canopy Realtor Association. In Tega Cay, just down New Gray Rock from the Briar Farm home, the first quarter median sales price is nearly $595,000. Both communities are well higher than the York County figure of $400,000.

As of Monday morning, Canopy listed 19 homes across the Rock Hill region for sale at $2 million or more. All but three of them are in York County.
