Charlotte-based developer Levine Properties is seeking to build a 12-story apartment tower near the center of businesses and other nightlife in the fast-changing Plaza Midwood neighborhood.

The developer filed a rezoning application with the city on Friday.

Plans call to take a roughly 1-acre site at the corner of The Plaza and Commonwealth Avenue and build 175 apartments to a maximum of 150 feet. Levine Properties is also seeking to include 12,000 square feet of ground-floor retail.

The site is next to another Levine Properties project. The Julien Apartments, which sit at the corner of St. Julien Street and Commonwealth Avenue, include 105 units. The building is about 75 feet tall.

Levine Properties is calling the new development Julien Phase 2.

The property is currently a public parking lot.

Levine Properties has deep roots in Plaza Midwood.

According to Charlotte Observer files, Daniel Levine, the company’s president, described how his dad and his two brothers all had their first storefronts nearby.

The developer plans to meet with neighborhood and business associations in the coming weeks about the latest rezoning application, Levine Properties spokeswoman Colleen Brannan told The Charlotte Observer.

More development in the Plaza Midwood area

Construction is well underway on a massive, mixed-use project nearby.

Charlotte developer Crosland Southeast and investment firm Nuveen Real Estate broke ground this fall on a 12-acre site at Central and Pecan avenues.

The developers plan to build a mid-rise office building, a 383-unit apartment building and 100,000 square feet of retail and restaurant space. The first phase is expected to be completed by spring 2024.

A future phase includes more office space and a boutique hotel. The project is called Commonwealth and replaces a vast shopping center parking lot.
