Here’s a first look at revamped South End office building that’s adding a restaurant
A revamped six-story office building just off a light rail station headed into South End will feature 10,000 square feet of new restaurant space, the developer said Tuesday.
That’s just part of a larger refresh for The Offices at Carson Station at 1001 Morehead Square Drive. The building, formerly known as Morehead Square, is under construction for updates to both the exterior and interior. That will include everything from new flooring and wall finishes to a tenant lounge and coffee bar.
The work will happen near a number of other high-profile projects that some developers and other supporters say will better connect uptown and South End.
The restaurant space will have a large patio overlooking the Carson Station of the LYNX Blue Line. A staircase will lead people down to the platform and, eventually, connect to a planned Rail Trail bridge over Interstate 277.
The roughly $11 million bridge will help better link uptown and South End.
The Spectrum Companies, a Charlotte-based commercial real estate firm, and Invesco Real Estate, a global real estate investment manager, purchased the building in late 2021. The sales price was $65.5 million, The Charlotte Observer previously reported.
The building is 133,107 square feet. Mill Creek Residential, a Florida-based developer and investment manager company that specializes in rental housing, will lease 9,400 square feet, according to a news release.
Mill Creek expects to have around 27 employees there. The building is 80% leased overall.
The project’s location will give tenants skyline views, easy access to retail and public transportation, Steve McClure, Spectrum’s CEO said in a statement.
The project is expected to be completed by the end of the year. Spectrum is managing the building and handling leasing.
Other development nearby in South End
The Carson Station office revamp joins a list of other large projects nearby, either already complete or being planned.
Spectrum and Invesco partnered on Vantage South End, a 635,000-square-foot, mixed-use development two blocks away at South Tryon Street and West Carson Boulevard. The project includes two 11-story towers. LendingTree and Grant Thornton were the first tenants to move in last year.
The Carson Station project is also just steps from Midnight Diner. The diner has made headlines recently because it will be moving to make way for a massive, $750 million development.
Riverside Investment and Development is leading Queensbridge Collective, which will include three towers, one of them soaring 42 stories into the sky. The project includes a mix of office and residential.
The site is also not far from Carson South End, a 31-story, $600 million tower at 1102 South Tryon St.
