338-unit apartment complex with ‘resort-style amenities’ planned for Monroe

More than 300 new apartment units are planned in Monroe next year as the area continues to see rapid population and economic growth.

Skyview at Aria, a 338 multifamily apartment complex, is expected to be finished by October 2027. The complex will be located at 3613 US 74 near East Independence Boulevard. The complex is near Poplin Place Shopping Center, Monroe Crossing Mall and Crooked Creek Park.

The location also puts residents near major roads such as Interstate 485 and the Monroe Express Bypass.

On March 5, JLL Capital Markets – a Chicago based real estate capital investment firm – announced that it had secured a $53.5 million construction loan for the project on behalf of Charlotte-based developer, Aria Communities.

The property will offer a mix of one, two and three-bedroom apartments with “resort style amenities” such as a center courtyard pool, fitness center, putting greens for golfing, outdoor kitchen with grills a clubhouse and walking trails. It will span eight, three-story buildings on 22 acres. Units will offer “upscale” interior amenities such as GE stainless steel appliances, white quartz countertops, in-unit washer and dryers and private balconies. The property will have 664 parking spaces.

The development comes as Monroe is seeing economic and population growth.

In 2024, Monroe reached more than 40,000 residents according to Census data — an increase of nearly 5,500 residents from 2020.

Monroe has also seen its fair share of economic development with industries such as Coca Cola, Dymax Corporation, Collins Aerospace and more. And last summer it was announced that Monroe was in contention for a $100 million confidential economic development project, under the code name “Project Nickle,” that would bring 65 full-time manufacturing jobs to Monroe.
