After years of legal wrangling, Charlotte-based Crescent Communities has resubmitted a master plan to the town of Davidson for 250 multi-family homes with a neighborhood park and a dog park in the 500 block of Potts Street.

Town officials are reviewing the 15-acre plan that also includes a multi-use trail, according to a project timeline on Davidson’s website.

Crescent first submitted the plans in 2017. Town officials and other residents had traffic and other concerns, and a year later the Davidson Board of Commissioners rejected extending a sewer line to the site.

That prompted a lawsuit against the town in fall 2018 by Davidson Acquisition Company LLC and Crescent Communities LLC.

A judge subsequently ordered the town to hold a public input session about the project.

Meanwhile, Crescent “submitted multiple sets of revised documents” in fall 2019 and spring 2020, yet Mecklenburg County and Davidson planning officials still had concerns, according to the timeline.

In April 2020, town staff denied Crescent’s master plan application.

The next movement in the case came in September, when the sides agreed to end their legal battle, according to the timeline.

In a statement at the time, town officials said the agreement “will still require the project to meet the high standards of the Davidson Planning Ordinance and all other applicable regulations but will also allow for a timely solution.”

The Lincoln County Board of Commissioners and Planning Board are scheduled to consider the rezoning request during their Dec. 5 meeting at 6:30 p.m. at the Lincoln County Administration Building, 353 N. Generals Blvd.

Habitat for Humanity eyes Mooresville land for homes

Habitat for Humanity of the Charlotte Region wants to build a 9-acre community at the end of Pandora Road in east Mooresville, town Planning Department documents show.

The Mooresville Planning Board is scheduled to consider a rezoning request for the development at its next monthly meeting, 6 p.m. Tuesday, Nov. 8, at Town Hall, 413 N. Main St.

The Planning Board is an advisory panel that makes rezoning recommendations to the elected Mooresville Board of Commissioners, which has final say.

It wasn’t known how many homes Habitat for Humanity intends to build if the rezoning is approved.

A spokesman for Habitat for Humanity of the Charlotte Region didn’t reply to a request for comment from the Observer.
