Mooresville neighbors defeat Charlotte developer’s plan for more homes, citing traffic

Mooresville commissioners on Jan. 3 rejected a Charlotte developer’s request for 123 more homes in his Pecan Hills subdivision, after residents cited traffic-safety concerns.

Pecan Hills is north of downtown Mooresville, off Shinnville Road and U.S. 21.

“This is going to become a hot mess, not only for our neighborhood but on Shinnville Road and U.S. 21,” Pecan Hills resident Brian Gagnon told the board. He said he spoke on behalf of 30 Pecan Hills homeowners.

Resident Denise Watson said she’s lived on Shinnville Road since 1990 and watched various subdivisions be built with no improvements to the state-maintained road.

“It’s a very tight road with no shoulders,” she said, drawing applause as she urged the board to reject the developer’s request.

The developer, Charles Myers of Charlotte, didn’t attend the meeting. A representative of an engineering firm for Myers’ Pecan Hills LLC instead spoke about the developer’s plans but offered no rebuttal to the residents’ concerns.

The Mooresville Planning Board previously recommended that the Town Board approve the expansion. Town planning staff also recommended approval, finding the plan to be consistent with the OneMooresville Comprehensive Plan for guiding growth and development.

The expansion would have left 16.89 acres of open space, more than double the town’s requirement, planning staff member Maureen Gable told the board.

Commissioners found the developer’s proposal to be inconsistent with the OneMooresville Plan and unanimously voted against the request.

Reached on Wednesday by The Charlotte Observer, Myers offered no comment. He asked a reporter to leave a message on his voicemail, but didn’t respond to the message later Wednesday.

Lincoln County Planning Board recommends 199-home subdivision

The Lincoln County Planning Board on Monday night recommended that county commissioners approve Pace Development Group’s request to rezone 113.27 acres for a 199-home subdivision.

The property is on the west side of North Little Egypt Road at the intersection with Optimist Club Road in East Lincoln.

Commissioners tabled the request in November and referred it back to the Planning Board.

The developer revised its site plan to move a proposed entrance into the development, and the Planning Board voted 9-0 to recommend the rezoning be approved, said Joshua Grant, Lincoln County planning and inspections manager.

Hearing planned on proposed 267-home community

The Lincoln County Board of Commissioners will hold a joint hearing with the county Planning Board on Feb. 6 regarding a rezoning request for a 267-home community.

Villages of Denver LLC is requesting the rezoning for a 126-acre tract immediately north of the end of Kenyon Drive and south of Hagers Hollow Drive in Catawba Springs Township.
