Birkdale Village up for sale again, less than a year after getting new owner
Birkdale Village, the longtime mixed-use community near Lake Norman in Huntersville, is for sale again, according to global commercial real estate firm Newmark. This is happening just two months after Huntersville approved its expansion.
Birkdale owner Jamestown said it and its equity partners regularly evaluate their holdings and market conditions. “We continue to believe in the long-term opportunity of the property and are seeking to remain in the transaction through this process,” Jamestown said in a statement to The Charlotte Observer on Wednesday.
Jamestown did not answer questions about the asking price for Birkdale Village.
Built in the early 2000s and renovated in 2022, Birkdale Village includes Apple, lululemon, Pottery Barn, Williams Sonoma and other retailers, a 16-screen movie theater, 320 multifamily units and 51,000 square feet of offices.
A Newmark marketing brochure lists the development off Interstate 77 Sam Furr Road exit 25 for sale, but does not list a price.
Business Today first reported Birkdale Village being on the market.
Birkdale Village is the town’s largest taxpayer, representatives of Atlanta-based owner Jamestown said when the developer sought a rezoning to expand the development.
The Huntersville Board of Commissioners approved Jamestown’s request to add a 125-room, full-service hotel, 150 multi-family units, 26,715 square feet of commercial space and an office building to Birkdale Village.
“Birkdale Village is the crown jewel of Huntersville,” commissioner Nick Walsh said in making the motion to approve a rezoning for the expansion. “It attracts millions of visitors. To reject this simply would be shortsighted. Our responsibility of the board is to do what’s best for the 70,000 residents of Huntersville.”
Newmark officials didn’t reply to requests for comment Wednesday. Newmark has yet to list Birkdale Village on its website.
Newmark’s sales brochure touts Birkdale Village as a “673,380-square-foot, trophy-quality mixed-use destination” and “one of the premier open-air lifestyle centers in the Sunbelt.”

Last year, Jamestown announced the acquisition of Birkdale Village owner North American Properties’ Atlanta subsidiary. Terms of the deal were not disclosed.
Jamestown’s projects have included some of the most iconic buildings in the U.S., such as One Times Square where the New Year’s Eve ball drops in New York City. Jamestown also is a joint owner of two North Carolina properties: Optimist Hall in Charlotte and the mixed-use development Raleigh Iron Works.
Birkdale Village is a joint venture partnership with Jamestown, Nuveen Real Estate and North American Properties, Jamestown said.
Birkdale Village was one of the first of its kind developments in the Charlotte area when it was built in 2003 by Charlotte firms Crosland and Pappas Properties.
In 2022, North American Properties’ invested $20 million to transform the 52-acre property as an entertainment destination with the addition of an outdoor stage, green space and retail kiosks.
Birkdale Village had a total assessed value of $37.3 million in 2023, Mecklenburg County public tax records show. Its current assessed value is under review, according to the county.
