Charlotte suburbs to gain over 1,200 new homes on both sides of the border
One of the results of Charlotte’s popularity and population growth is an increase of people moving into the city’s suburbs and nearby counties. Cities such as Monroe, Waxhaw and Huntersville have all seen exponential population growth, and the same goes for areas in South Carolina such as York and Fort Mill.
Homebuilders are taking notice.
Construction of over 1,000 single-family homes and 243 townhomes were announced in the last four week,s all on the outskirts of Charlotte proper.
One of the announcements comes from national builder Taylor Morrison, which plans to build 136 single-family homes in Shelby, about 45 miles west of uptown in Cleveland County.
Over the past decade, Taylor Morrison’s focus has been on the Interstate 485 loop, according to Charlotte’ division president Andrew Bodary.
But as growth spreads beyond that market, the builder is ready to follow.
“That core Charlotte market is changing quickly as you watch the city and the region grow. And in my mind it’s starting to include places like Shelby and Albemarle,” Bodary said. “People are leaving Charlotte proper, Mecklenburg County or thereabout, and they’re going to places like Shelby…They’re more affordable locations with all the benefits of what Charlotte offers, the large city, the airport, the lifestyle.
“So we’re looking to capitalize on the demand in these other more tertiary markets to downtown Charlotte.”
Single-family homes in Shelby
The Shelby development is called Fincastle Glen and it’ll be the builder’s first in the area.
Fincastle Glen broke ground this month and is about two miles away from the shops and restaurants in Uptown Shelby.
The development will include 136 single-family homes ranging in size from 1,600 to 2,200 square feet.
Homeowners can choose between three or four bedrooms, two to three baths and either a two-story floor plan or a ranch style house. There’s also an option for first-floor bedroom suites suitable for multigenerational living situations.
The homes will start in the $300,000s, which Bodary said touches on the affordability aspect of moving into the Shelby region. Affordability is subjective, but compared to Mecklenburg County’s median sale price of $467,000, the homes in Shelby are cheaper.
The price-point will also appeal to newcomers of the Charlotte-region who may be sticker shocked by the city’s home prices, Bodary said.
Besides the development in Shelby, Taylor Morrison is also working on a project in Locust, about 26 miles east of uptown in Stanly County. Austin Village will be an 86-townhome development in downtown Locust.
The Shelby and Locust projects should be ready for buyers next year.

From Wingate to York, S.C.
In March, national builder M/I Homes said it planned to continue expanding into newer regions with a focus on areas close to jobs, retail and major traffic arteries.
Its two developments hit both points.
The builder is reentering the South Carolina market, for the first time in two years, with 144 town houses and 126 single-family homes in York.
Bellamore on Hendley Drive is about a mile from downtown York, about 16 miles from downtown Rock Hill and about 20 miles from Fort Mill’s Downtown Historic District.
For the single-family homes, M/I will have new ranch-style designs ranging from 1,823 to 2,852 square feet with up to four bedrooms and four bathrooms. There’s also an option for a second-floor bonus room.
The townhomes will be two-stories around 1,600 to 1,666 square feet. Those homes will have three bedrooms and three bathrooms.
The community will feature an amenity building with a fitness center, a junior Olympic-size pool and two pickleball courts. Prices in Bellamore start at $305,990.
Heading back into North Carolina, the developer has begun selling homes at Canterbury Station in Wingate. The town in Union County is about six miles from Monroe and 30 miles south of uptown Charlotte.
Canterbury Station is close to Wingate University. The development has 168 single-family homes and 49 townhomes with prices starting at $299,990.
The townhomes and the single-family units are all two-stories. The single-family homes range from 1,884 to 3,112 square feet and can have up to five bedrooms and bathrooms. The town houses have three bedrooms, two and half bathrooms and range in size from 1,601 to 1,787 square feet.
Downtown Waxhaw’s new development
Pulte Homes hosted a grand opening this month for its new community about one mile away from downtown Waxhaw.
The Forest Creek development has 213 single-family homes offering 10 floorplans in two types of home collections.
The Meadow home is over 2,372 square feet with prices starting at $495,990. The Reserve home is around the same size but priced higher at $537,990.
Amenities at the development include a pool, walking trails and a pickleball court.
Fort Mill townhomes
Tri Pointe Homes has plans to construct 12 townhome communities in the region by the end of this year.
Its newest will be the Grahym at Southbridge in Fort Mill. Grahym is the first phase of the Southbridge development, bringing 50 townhomes near the historic district.
Those townhomes will offer three to four bedrooms with two and half bathrooms. They’ll be between 1,754 and 1,888 square feet.
The second phase will open in the fall with Camryn at Southbridge. Camryn will have 45 townhomes with similar bedroom options but with more square footage, ranging between 2,075 and 2,181 square feet.
Grahym homes will start in the low $400,000s and Camryn will range in the high $400,000s.
Huntersville’s Overbrook Estates
Toll Brothers is starting development on its new community in Huntersville, which has been in the works since 2022.
Overbrook Estates will have 357 single-family homes either two-stories or ranch-style. There’s nine home layouts to choose from within three collections, sized between 3,030 and over 3,905 square feet. Homeowners can choose between three to six bedrooms and two and half to five and half bathrooms.
Prices will start in the mid-$600,000s.
