Real estate group Hines filed a rezoning petition Wednesday to transform almost 4 acres at Carnegie Boulevard in SouthPark, according to city records.

Right now, the two sites at 6601 and 6555 Carnegie Blvd. host The Pavilion, a single-story retail building. Tenants there include Rooster’s Wood-Fired Kitchen, Copain Bakery & Provisions and Garden Secrets.

The rezoning would allow for a mixed-use project with apartments and commercial properties including office, retail, restaurant or fitness spaces. The building could also climb up to 275 feet. If each story of the building is 11 feet, which is the standard, the building could be about 25 stories high.

It’s unclear what Hines’ plans are. The group didn’t immediate respond to a request for comment.

But according to the petition, the proposed development falls in line with the neighborhood’s growth plans.

The SouthPark Forward 2035 Vision Plan is the area’s blueprint for development, and the goal is to create a walkable commercial environment.

“The planned mix of residential uses and commercial uses along inviting pedestrian open space areas together with a new private street connection support the Vision Plan,” according to the petition. “Replacement of the existing nearly 30-year-old suburban designed structures and existing surface parking will enhance the built environment along Carnegie Boulevard.”

With the site being across from the SouthPark mall and near the Specialty Shops SouthPark center, future residents may have many commercial options at hand.

About the SouthPark developer Hines

Hines is a global real estate investment manager based in Houston.

It’s unclear if Hines will purchase the sites that are owned by limited liability company, Camdee Properties I, according to Mecklenburg County property records.

Hines owns one property in the Charlotte region; Blu South in Pineville, a 551-unit town home development.
