Hendrick Motorsports looks to expand complex on Mecklenburg and Cabarrus border
An expansion could be on the horizon for the Hendrick Motorspots’ complex on the border of Mecklenburg and Cabarrus County, if a rezoning request is approved.
The NASCAR team filed a rezoning request Thursday to extend its complex at Papa Joe Hendrick Boulevard toward Morehead Road and Old Holland Road, according to a review of Charlotte permit records.
The 22 acres is owned by HSREI LLC, an affiliate of Hendrick organizations. The area is zoned for residential usage, and the rezoning request wants to change it to manufacturing and logistics.
Hendrick Motorsports confirmed the rezoning petition but declined to say why it was filed or what it intends to do if the request is approved.
The petition is in the early stages and would need to go through community meetings, public hearings and approval by Charlotte City Council.
Other Hendrick Motorsports expansions
An expansion wouldn’t be an unexpected move for Hendrick Motorsports.
In November, an LLC a limited liability company associated with Hendrick purchased about 20 acres from Charlotte Motor Speedway for about $14.2 million, according to Cabarrus County records. The site at 7001 Bruton Smith Blvd. sits squarely in Concord’s racing center.
And in 2023, Hendrick Motorsports said it would invest $14.9 million to expand its Concord manufacturing operations.
It planned to build a 155,000-square-foot facility on its Concord campus. The site would create prototypes, and fabricate and assemble metal structures for vehicles other than race cars.

And the motorsports group has additional expansion plans.
It’s planning to build a 204,000-square-foot, two-story manufacturing facility for a future tenant, investing $65 million to $70 million in Concord. Hendrick Motorsports previously declined to comment on the investment.
And Hendrick Motorsports and Atrium Health recently partnered to design the Atrium Health Motorsports Athletic Center, which opened in January. The 35,000-square-foot facility will support Hendrick Motorsports’ pit crew athletes and provide additional health and wellness resources for its Charlotte-based teammates.
Hendrick Automotive Group is also expanding.
In December, the Charlotte-based company purchased 2.6 acres in SouthPark at 5954 Carnegie Blvd. for $13 million, according to Mecklenburg County records. A Hendrick Automotive spokesperson said the group had no immediate development plans for the site.
But the property at the Capitol Towers complex was developed by Lincoln Property Co. And Lincoln envisioned the vacant SouthPark land to be a 10-story, 300,000-square-foot office tower with potential ground-floor retail space, according to the developer’s website.
It would be the third office building at the Capitol Towers complex if developed that way. It’s unclear whether Hendrick Automotive will continue with that plan or build another type of office space.
Hendrick’s headquarters is at 6000 Monroe Road, about six miles east of the SouthPark site.
