First look at NoDa redevelopment project mixing residential, retail and commercial uses
Construction is expected to start next month on a 260,000-square-foot adaptive reuse project near the heart of NoDa.
The developer, Atlanta-based Third & Urban, released fresh renderings of the project — dubbed The Pass — this week. It will include office, retail and apartments.
The first phase of construction is expected to start next month, according to a news release. It will include 86,000 square feet of office and retail and be complete by the beginning of next year.
The Pass will be at 4100 and 4212 Raleigh Street, just steps from the LYNX blue line Sugar Creek light rail station. The developer declined to release the project cost, a spokeswoman told The Charlotte Observer.
The property includes older warehouse buildings and vacant land, the developer said.
The second phase will include more than 330 apartments. Construction is expected to be done by late 2024. The developer will build the remaining commercial and retail space after that.
Third & Urban is also the developer behind Lower Tuck, another adaptive reuse project in west Charlotte.
That project started with an $80 million redevelopment of four warehouse buildings near Jay and Gesco streets. Construction on that 260,000 square feet of space finished last fall.
