Parking in NoDa’s already a hassle. A local developer just bought a parking lot there
A parking lot in the heart of NoDa — where parking is already a challenge — could become the site of a future mixed-use development.
Flywheel Group, a local development company led by Tony Kuhn, purchased a couple parcels at Yadkin Avenue and E. 35th St. this past week for $6.5 million, Mecklenburg County property records show. The group Kuhn bought the parcels from — Short Development Group — then purchased a 3-acre property about a mile away. That site is currently home to a Food Lion.
Today, cars frequently fill up the gravel NoDa parking lot as people visit nearby shops and restaurants. The site is next to NoDa Company Store and close to Smelly Cat Coffee House and Roastery and Billy Jack’s Shack.
But anyone worried about NoDa’s already tight parking scene, fret not. Flywheel Group will keep the lot there for the time being, Kuhn told The Charlotte Observer.
Plans for what type of development will go there are up in the air. Kuhn wants to hear from the neighborhood first. Any development would include adequate parking, he said, and could involve buying up additional parcels.
The property would have to be rezoned, too, Kuhn said. Flywheel would likely bring a mix of uses there, like housing, office and retail.
“It’s the heart of NoDa,” Kuhn told the Observer of the property. “We want to be part of a conversation to find out what should go on that piece.”
Nearby Food Lion gets new landlord
On Wednesday, two days after the NoDa parking lot sale, Short Development Group purchased a parcel on The Plaza for $5.1 million, property records show.
The property is home to Food Lion. The store has a signed long-term lease on the location, according to company spokesman Matt Harakal.
Kyle Short, principal at Short Development Group, said he likes the area where the Food Lion sits because of other development happening nearby. The site is close to a number of businesses that run along The Plaza, including Mattie’s Diner. Greg Godley and Andrew Blumenthal of Legacy Real Estate Advisors represented Short as brokers in the transactions.
Plans could involve redeveloping the site with the Food Lion or another use if the store eventually leaves the site.
