These 9 Charlotte-area communities list ‘starter homes’ for less than $350K

Amid a competitive and expensive rental market, many in the Charlotte area are eager to invest in real estate of their own.

But buying a home in Mecklenburg County and elsewhere is getting pricier as well, with the median listing price in Charlotte reaching $400,000 in April 2022, according to Realtor.com.

Still, there are some communities in the region where you can get a deal on newer, entry-level homes, especially if you’re willing to accept a longer drive into the core of the city.

Here’s what to know about starter homes and communities in and around Charlotte that offer them at below-average market rates.

What is a starter home?

Starter homes, also known as entry-level homes, are “usually the first home a family or individual can afford to purchase,” according to Investopedia.

“They are often small properties that a buyer plans to live in for a few years and then sell for a larger or more upscale home,” the personal finance website writes.

Entry-level homes are often smaller in square footage and in the number of bedrooms and bathrooms they have. The term encompasses townhomes and condos as well as single-family homes.

Charlotte-area developments with homes for less than $350,000

Alexander Commons Community

Alexander Commons, built by True Homes, is located in the Monroe area in Union County. It offers two-, three- and four-bedroom single-family homes. Homes have two bathrooms and range in size from 1,680 to 3,643 square feet.

Many of the “ready to be built” floor plans sell for under $350,000, though some are listed for closer to $400,000.

Austen Lakes Community

Austen Lakes, also built by True Homes, is located across the state line in York, South Carolina. Multiple three-bedroom, two-bathroom single-family homes are “to be built” and will range in size from 1,603 to 2,820 square feet.

Floor plans are available for just over $300,000 to closer to $350,000.

Harrisburg Village Townhomes

The Harrisburg Village Townhomes are “coming soon” in Cabarrus County’s Harrisburg community, builder Eastwood Homes advertises. The three-bedroom, two-and-a-half bathroom townhomes will be between 1,732 square feet and 2,075 square feet.

The complex will have a pool, playground, dog park and walking trail, according to Eastwood.

Exact prices are not yet listed but will start in the mid-$300,000s.

Kellerton Place

M/I Homes’ Kellerton Place, set in Union County’s Monroe, has both townhomes and single-family homes.

Three-bedroom, two-and-a-half bathroom townhomes start in the “high $200s,” according to M/I, and go up to 1,787 square feet. Single-family homes, which range in size from 1,559 to 2,634 square feet, start in the “low $300s,” according to its website.

Pleasant Grove

Pleasant Grove is another new townhome community in Charlotte, built by Mattamy Homes. The “quick move-in homes” are 1,680 square feet and range from three to four bedrooms and two to three bathrooms.

Prices range from less than $330,000 to closer to $350,000.

The Enclave at Davis Lake Townhomes

The Enclave is another Eastwood Homes community, this one being built in North Charlotte. The townhomes have three bedrooms and two-and-a-half bathrooms. They range in size from 1,785 and 2,272 square feet.

Prices start “in the mid $300s,” Enclave advertises.

The Townhomes at McKee Glen

The Townhomes at McKee Glen are being built by Eastwood Homes in Matthews. They have three bedrooms and two-and-a-half bathrooms and are 1,817 square feet to 1,957 square feet.

Prices start “in the mid $300s,” according to Eastwood.

Tupelo Townhomes

Tupelo Townhomes are “coming soon” from Ryan Homes in Gastonia. They will have at least three bedrooms and two bathrooms and range in size from 1,863 to 2,339 square feet.

Prices start in the $320,000s, Ryan says.

Union Square

Located in Gastonia, Profile Homes’ Union Square offers 1,319 to 1,726 square foot townhomes with two to four bedrooms and two-and-a-half to three bathrooms.

Homes range in price “from the mid to upper $200s.”
