SouthPark 10-story tower to replace Regal theater gets City Council approval
The City Council approved a developer’s proposal Monday to build the tallest building in SouthPark, replacing the Regal movie theater with a 10-story mixed-use building.
Some community members voiced their objections about the tower at a City Council meeting last month, with concerns that it would set a precedent for more tall buildings.
Lincoln Harris, the developer, will build the tower on a roughly 3.6-acre parcel in the Phillips Place Shopping Center. The plan calls for a 250,000-square-foot office building with up to 20,000 square feet of retail, the Observer previously reported.
Neighbors who opposed the project worried that the building would be too tall for the neighborhood. Lincoln Harris also developed the 190-foot Capitol Towers, which are about a mile away.
Some of the opponents said they wanted the building to be capped at a similar height. It was approved to be built to 250 feet. The parking garage will be capped at 65 feet.
It is unclear when the theater will close, but the Observer previously reported that the company’s lease runs through 2025.
The developer has not said when construction would begin.
‘Working in good faith’
The developer will build out a portion of the Loop at Phillips Place, a 3-mile walkway in SouthPark. They’ll help build the loop along the Philips Place frontage between Cameron Valley Parkway and the Phillips Place western property line, according to the zoning petition.
The Council reported Monday that the developer also committed to helping the city fund the loop — a project that’s important to some of the neighborhood advocates who opposed the 10-story tower, said councilman Tariq Bokhari.
The developers and neighbors were “a case study of working in good faith for the betterment of the broader community,” Bokhari said. “There’s been a lot of concessions made working in good faith.”
