Developers are planning to build hundreds of townhouses throughout Charlotte even as the housing market remains tight, recently filed rezoning plans show.

Home prices are increasing rapidly across Charlotte, in the face of strong demand and low supply.

The Charlotte Regional Realtor Association said last month that prices in February rose 13 percent compared to the same time a year ago. And there's less than two months of supply on the market in Charlotte, compared to the six months that's considered normal.

Charlotte City Council will hold hearings on these rezoning plans in the coming months and vote afterward.

Here's a look at the latest plans for townhouses in Charlotte, which show developers are looking to add density in different parts of the city:

  • WAE Land, Inc., filed plans to build 75 townhouses at 7001 West Sugar Creek Road. That's just north of West W.T. Harris Boulevard. The nearly 10-acre site is mostly vacant and wooded, occupied by a single-family house.
  • On Steele Creek Road, adjacent to Southwest Middle School, Fiorenza Properties is planning to build 83 townhouses on a mostly vacant site, according to a rezoning plan. The 12.5-acre site is largely wooded.
  • Off Providence Road, Land Investment Resources filed plans to build 64 townhouses. The site on Elm Lane is south of Ballantyne Commons Parkway. It's owned by Covenant Baptist Church, and occupied by the Living Hope at Ballantyne Church. A site plan shows the townhouses would be built on wooded land behind the church, with a private street running past the church to Elm Lane.
