SC builder’s Charlotte expansion aims hundreds of homes at first-time buyers

After deciding to expand into the Charlotte region two years ago, a South Carolina home builder is continuing the move with a recent land purchase in south Charlotte and a new single-family community in Shelby.

Mungo Homes, based in Columbia, now has five active subdivisions since deciding to move into the Charlotte region in the summer of 2024.

There’s more on the way, and the focus continues to be first-time homebuyers and Charlotte’s growing population.

“Charlotte has extremely strong fundamentals in population growth and job growth … second only to New York City in total jobs added,” said Matt Kearns, Mungo’s lead development manager. “We have plans to scale up here quickly. We’ll start probably close to 300 homes this year and between 450 and 500 next year.”

About half of those homes will be in the Charlotte city limits, Kearns added. And one definite area is off of Shopton Road in Steele Creek.

In January, Mungo purchased almost nine acres of infill bordered by Shopton Road and homes along Berewick Commons Parkway and Glenburn Lane for almost $3.1 million, according to Mecklenburg County records.

Mungo is planning to build over 50 duplexes, Kearns estimated. Grading should start soon and home would be available to purchase next year.

The builder is also celebrating the opening of its newest community Willowbrook in Shelby, about 50 miles west of Charlotte. The community opened in February offering all ranch-style homes ranging from 1,500 to 2,300 square feet.

At full build, the community would have over 140 homes. The homes start in the mid-$300,000s, according to Mungo’s website.

Mungo’s Charlotte-region expansion

Mungo’s expansion started with two communities: Sloan Station in west Charlotte, at 5805 Tuckaseegee Road with 56 town homes; and Lakeview Village in north Charlotte, 4700 Lakeview Road, with 41 town homes.

Now, Mungo has over 700 townhomes and single-family homes available or under construction in Charlotte, Newton and Shelby.

Mungo also has three upcoming communities, including Clairmont and Ryder Park, which are both in east Charlotte.

Claremont off of Alanbrook Road and Robinson Church Road will have 51 single-family homes ranging range 1,500 to over 2,700 square feet.

Ryder Park off Salamander Run Lane and Plaza Road Extension will be a townhome community.

Kearns said Mungo is also working on a community in Gastonia.
