Atlanta firm purchases another uptown tower, a growing sign of office demand
An Atlanta-based real estate firm has made another office tower purchase in Charlotte’s Center City. The move shows a continued increase in Charlotte’s office market.
Cousins Properties purchased 300 South Tryon for $317.5 million from asset manager Barings, the anchor tenant of the building, according to Mecklenburg County records and a Thursday news release.
The firm is partially purchasing the tower with funds from upcoming sales, according to the release. The Atlanta-based commercial real estate firm is under contract to sell a property in Tampa and land at 303 W. Tremont Ave. in Charlotte for combined proceeds of $63.2 million. It’s unclear who is buying the Charlotte property.
But the purchase of 300 South Tryon is the latest office tower acquisition for Cousins.
In 2024, Cousins acquired Vantage South End from Spectrum Co., the two-tower development in South End, for $328.5 million.
Cousins also owns 550 South, the former NASCAR Plaza building; 201 North Tryon, formerly Fifth Third Center; and The RailYard South End.
Adding 300 South Tryon to its portfolio gives Cousins another piece of Charlotte’s office market, which is seeing an increase in demand and appeal, according to Colin Connolly, the president and CEO of Cousins Properties.
Charlotte leads the 25 largest office markets in office job growth, according to a January National Office Report from real estate research firm Yardi Matrix.
And with more corporations expanding or relocating to the city, Charlotte’s office market is hitting a positive stride.
About 300 South Tryon
In 2017, Spectrum Co. developed 300 South Tryon for Barings, along with the nearby Kimpton Tryon Park Hotel. The redevelopment of the block cost $330 million.
The occupancy at 300 South Tryon is at 100% with average lease terms of six years, according to the release.
The 25-story, 638,000-square-foot tower is anchored by Barings and includes other tenants like financial services firm Ameriprise Financial.
