Uptown Charlotte office buildings up for sale include a part of Brooklyn history

Another uptown Charlotte office property has hit the market.

Foundry Commercial is facilitating the sale of 301 S. Brevard St. , according to a news release from the company Friday. The property is home to two office buildings.

The pair of buildings last sold in 2017 for $10.5 million and has a current tax value of over $14.7 million, according to county records.

The buildings, which are around 43,800 and 18,000 square feet, sit on almost two acres with surface level parking in between.

One building, the smaller one, was built 90 years ago and is the former site of the Brooklyn McCrorey branch YMCA. It’s a historic landmark and one of the last few remaining buildings from the razed Brooklyn neighborhood.

Prior to the 1960s, the Brooklyn neighborhood was a flourishing Black community before it was destroyed in the name of urban renewal. Black-owned businesses and homes were bulldozed for parking lots.

The second building is a bit younger, being built in 1968. The site is near uptown’s amenities, including Bank of America Stadium, the NASCAR Hall of Fame and Spectrum Center.

Foundry believes the property can become a “transformative development,” shifting from an office-use only building into a mixed-use property with residential, hospitality and retail options, the company stated.

More uptown Charlotte office building sales

And that’s been the plan for most office buildings that have switched hands in recent years in uptown.

Last week, the former Two Wells Fargo Center, now called 301 S. Tryon St. for its location, was purchased by Singerman Real Estate LLC and Riverside Investment & Development for $36.5 million. The Chicago-based duo intend to add apartments and a hotel to the space.

And in early April, a construction permit filed with the city of Charlotte showed that 400 S. Tryon St., the former Wachovia Center, would be converted into apartments and a hotel.

Commercial-only business districts are fading. It’s probable that the new owners of 301 S. Brevard will follow that trend.
